01. Intro

Once upon a time, Velika Kladuša was a thriving industrial city. Now, almost 40 years later, it’s repositioning itself as an important trading center in northern Bosnia. The task at hand? Breathe life into an old industrial site and turn it into a buzzing mixed-use building. Our first step? Measure, snap photos, and check what can be preserved.  

Upon the experts’ nod that the existing concrete structure stood resilient, we were thrilled with the task. This concrete giant, once forgotten, is now destined to be the beating heart of a vibrant, mixed-use haven.

Velika Kladuša’s industrial history becomes the backdrop, with the structure now meeting a fresh burst of life through new shapes, materials, colors, and revamped floor plans adjusted to the new use. Velika Kladuša’s industrial relic transforms into a sustainable, modern marvel – a testament to mindful development.

02. Exterior

The client’s directive was clear and straightforward: to design a building that would distinctly stand out within its surroundings. Given the dual purpose of accommodating both retail and residential spaces, the challenge was to create a structure that would captivate the attention of visitors while providing a serene and comfortable environment for daily residents.

Our design inspiration was drawn from the nearby forests and remnants of the industrial past, blending elements of nature and history into the architectural concept. Building A was conceived with a focus on tranquility, characterized by horizontal lines and a refined wood facade, ensuring a peaceful retreat for residents.

In contrast, Building B was envisioned as the vibrant counterpart, inspired by the sharp lines of a existing gate.  Initially seen as a challenge due to its distinctive proportions, we leveraged it to our advantage. By enveloping it with a perforated facade, we not only addressed the proportions but created a visually stunning effect, turning the building into a captivating centerpiece that engages and stimulates external visitors. The one-story Building C adds a finishing touch, bringing completeness to the entire concept.

The end result is a harmonious marriage of divergent structures, inviting people not only to visit but to linger and savor the unique experience.

03. Interior

Melka City Center was conceptualized as a mixed-use marvel, combining luxurious apartments with the largest shopping center in this region of Bosnia. The residential aspect is gracefully housed in the upper floors of both Building A and Building B. Taking advantage of the existing construction, the apartments boast remarkable features, notably high ceilings that flood the living spaces with ample natural light, creating an ambiance of spaciousness and opulence.

On the ground floor and the first floor, the shopping spaces come to life. Here, an array of shops, restaurants, and services will find their home, crafting an immersive experience for users – one where the desire to stay becomes irresistible. The careful integration of living and commercial spaces ensures that Melka City Center stands as a testament to modern living, seamlessly blending luxury residences with a vibrant and inviting shopping hub.
